Do I need planning permission for a garden room?

Most garden rooms fall within permitted development rights and do not require planning permission when positioned within 2 metres of a boundary and below 2.5m in height. If your project has unusual requirements or you live in a listed property or conservation area, we recommend checking with your local authority.

Are your garden rooms insulated for year-round use?

Yes, all Fora garden rooms are fully insulated in the floor, walls and roof to ensure comfortable year-round use. Double glazed windows and doors help keep the space warm during winter and cool throughout summer.

How long does installation take?

Most of our garden rooms are installed within 1–2 days depending on the size, specification and site access. Because the rooms are pre-manufactured in our workshop, on-site disruption is kept to a minimum.

How long does it take from order to installation?

Installation can often take place within as little as 2 weeks from ordering, depending on the chosen model, specification and our current installation schedule.

Is installation really free?

Yes. Installation is included in the quoted price of your garden room. Our experienced installation team will deliver and build your room on-site at no additional installation charge.

Can I customise the size and layout?

Absolutely. Every Fora garden room is made to order, meaning sizes, layouts, doors, windows, colours and finishes can all be customised to suit your space and requirements.

What base do I need for my garden room?

The ideal base depends on your garden conditions and the size of the building. We commonly recommend concrete pad foundations for most installations, although other options such as concrete slabs or ground screws may also be suitable.

How do the electrics work?

Our garden rooms feature integrated ‘plug and play’ electrics. Internal lighting, sockets and switches are pre-installed within the walls, allowing the building to connect directly to your home power supply without complicated electrical work.

Can you supply heating?

Yes. Many customers choose to add electric heaters or panel heating to their garden room for additional comfort during colder months. We can discuss heating options during the design process.

What warranty do you offer?

All Fora garden rooms include a 10-year warranty covering the structural integrity of the building and pressure-treated timber components.

Can my garden room be used as a home office?

Yes. Our insulated garden rooms are extremely popular as home offices, offering a quiet, comfortable and productive workspace separate from the main home.

Do your prices include VAT?

Yes, all pricing shown on our website includes VAT unless otherwise stated.

What flooring options are available?

We offer a range of high-quality insulated vinyl flooring finishes, including wood-effect and parquet styles, allowing you to customise the interior appearance of your garden room.

Can you build on sloped gardens?

Yes. Many sloped gardens can still accommodate a garden room. Depending on the gradient, additional groundwork or foundation solutions may be recommended.

What can I use my garden room for?

Garden rooms are incredibly versatile and can be used as home offices, gyms, studios, entertainment rooms, beauty salons, hobby rooms, bars, playrooms or relaxing garden retreats.

How do I maintain my garden room?

We recommend occasional cleaning and periodic exterior timber treatment to keep your garden room looking its best for years to come. Proper ventilation and basic maintenance will help maximise longevity.

Can I add extra windows or doors?

Yes. We offer a variety of door and window configurations, including standard doors, sliding doors and bi-fold doors, depending on the model and design.

Are your garden rooms secure?

Yes. Our garden rooms include secure uPVC doors and windows with multi-point locking systems and toughened safety glass for additional security and peace of mind.

Do I need an electrician?

In most cases, no. Our integrated plug-and-play electrical system is designed to simplify installation and avoid the need for separate electrical contractors.
