What are the next steps?

Go to the product page to choose your desired finishes. One of our team will then contact you to book in your project and arrange a convenient installation date. We then guide you through a seamless process;

  1. Confirm design and desired finishes & arrange installation date. We will visualise your new room in your garden for you!

  2. Confirm your base where the new room will be located (our expert team will assess from photos or conduct a free site visit)

  3. We prepare and pre-build your new room in our factory to ensure it all fits perfectly

  4. Our expert installation team will carry out the full installation process usually within 1 day.

Do I need planning permission?​

Our unique designs mean that you do not require planning permission. Because the height is below 2.5m no permission is required. However, every building is different so we recommend you check with your local authority, especially if you have a listed building, live in an Area of Natural Beauty, a National Park, World Heritage Site or a Conservation Area. If the new room covers more than 50% of the garden or is on a front elevation, you should check if planning is required. (This information is for guidance only and you should check if you have any doubts)

How much is installation?

Our expert team can usually complete installation within 1 day and we charge £900-£1,800 for this service. However, we are currently offering free installation to all customers. This offer will not last forever.

Can you supply heating or a log-burner?

Unfortunately we do not provide log burners. If you choose the electrical package, you can simply plug in a free-standing heater or we can provide a wall mounted smart wi-fi electrical heater, so you can control the heating of your room before you even get out of bed!

How do the electrics work?

Standard 3 pin sockets are provided just like in your home. There are also smart spotlights recessed into the ceiling finished with striking patio lights outside. All the wires are integrated within the structure and protected with a consumer fuse box unit in the room. An outdoor outlet on the side of the building allows you to simply run the power cable (provided) to your home plug socket without the need for an electrician. Just plug the room in when you use it. Alternatively, we can work with your electrician to hard-wire an armoured electrical cable to your room.

What base do I need for my new room?

We provide a concrete pad garden room base within our offerings. It is a great solution for a permanent base that we can fit during the 1 day install and does not require any setting time. Alternatively, if you are providing you own base, a flat and level concrete base is suitable with 100mm additional floor space all the way round. Eg, a 3m x 2.5m should have a base of 3.2m x 2.7m. Poured concrete bases are usually more expensive and can be labour intensive and a messy process. To help prevent against cracking in the future, it should be left to settle for 1-2 weeks. We also recommended to leave 25-50cm gap between the sides and rear of your building and any fencing or shrubs to allow for maintenance and future care.

When can I expect delivery?

We can arrange our install date in as little as 2 weeks from completion of order (reciept of deposit and sign-off on your design). Bespoke designs take a little longer. Whilst we have the fastest garden room delivery rate in the country with an average installation time of 3 weeks from order, we do have to work around the Great British weather, so please bear with us!

Where do you deliver?

We offer delivery throughout England, Wales and Scotland (exc some isles and the highlands, please check for additional delivery charges)

How do I look after my new room?

All the timber comes with a 10 year guarantee against rot, insect infestation and fungal ​decay, however we do recommend treating with water repellant every few years to keep it at its best.

Will my new office be well insulated?

Yes! The floor, walls and roof are all insulated; as is the glazing, to keep you warm in the winter and cool in the summer.

What are the U-Values of your Garden Rooms?

The closer a U-value to 0, the more efficient a material is at reducing thermal transfer, thus keeping the heat in and the cold out! Each of our garden rooms are custom made to your specification (dimensions, number of windows etc) so total u-value’s of each room will differ. We use premium materials to keep our buildings insulated so you don’t need to worry about the cold from outside. Below are the measurements for our individual components to give you an idea of how thermally-efficient your new Garden Room will be!

Floor: 0.34, Walls: 0.43, Ceiling: 0.41

Do you provide flooring?

Yes, we offer a range of vinyl floorings free of charge. These look great and give you a great finish to have your room feeling homely from the start. This also keeps our costs as competitive as possible for you.

Can you remove old building and do other prepartion work?

Yes, please get in touch and we can arrange all the work from start to finish, dealing with all the different trades.

Can I fix to internal walls when it is completed?

Yes, all our walls are finished in sturdy 18mm board meaning nearly all general home items you would want to mount can be supported. Our customers hang large TV's, floating shelves, air conditioning units and so on. In addition there are vertical and horizontal timbers running throughout which are even stronger. A qualified tradesperson should be consulted if you are unsure.

Do your prices include VAT?

Yes, all our costs include VAT. 20% of your invoice will be made up of VAT. The price you see is the price you pay, no added taxes later down the line.

If you are a VAT registered business and your Garden Room is a work purchase then you can reclaim your 20% VAT. 

My garden slopes, can I still have one?

Yes of course. A frame can be built to create a stable level surface, contact us directly to arrange this.
